Parking, Access & Additional Details

Parking on Your Driveway

During the milling process on Wednesday, June 19th, you should anticipate that vehicles parked on driveways can be covered in dust.

Due to the nature of the work being performed and heavy equipment involved, should you be concerned about any residue on or inadvertent damage to vehicles, Meyers Asphalt Services advises that you park inside your garage or cover vehicles that are less than 50 feet from the road.

Access To & From Your Home

For the majority of the project, work will be performed on one lane at a time.

There is only a very short window, approximately 1 – 1 1/2 hours, during the road repaving directly in front of your home, when you will not be able to leave or enter your driveway. We suggest that neighbors accommodate each other during this time by sharing driveways.

The day or time during which you will be affected will vary. Please look to the Meyers Asphalt Services work crew for direction on when your individual driveway will be inaccessible.

During the remainder of the project schedule, please follow the direction of the Meyers Asphalt Services work crew for direction on how to traverse in and out of Fairway Oaks and to your individual home.

Weekly Lawn Service

Road Maintenance

Upcoming Roadwork

This is a preliminary communication with regard to plans for the milling and resurfacing of the roads on Royal Oak Drive and Oxbow Lane.

The maintenance of our roads and drainage systems are the responsibility of Fairway Oaks’ Homeowner’s Association.

There has been a considerable amount of behind-the-scenes research and preparation that has been done by the Board over the last year. This has included working with the City of Winter Springs to perform repairs to drainage system segments that fall under their area of responsibility.

In recent months, the City has completed repairs to the drainage that runs from Chestnut Ridge to the pond and from the pond, through the catch basin on Royal Oak Drive, down to the creek in the woods.

Treva Erquitt, our Don Asher management company representative, has assisted the Board with sourcing contractors, verifying eligibility and conformity to standards, requesting bids, selection, and contracting.

This level of roadwork is a substantial capital expenditure, one that has not been required since the roads were laid almost 40 years ago. Due to good fiscal management of HOA dues and costs over the last decade, we are able to cover this expenditure without an additional assessment to homeowners.

We have contracted with Meyers Asphalt Services for milling and resurfacing services, along with repair of the catch basin on Royal Oak Drive, which will be built back up, thus reducing the depression that has developed above that basin over recent years.

The process of milling the roads down one inch, followed by one inch asphalt resurfacing, is expected to require 2 to 3 days, subject to adjustment due to weather and other variables.

The equipment, required to perform this work, is currently scheduled to be set within our community, on June 19, 2019.

We expect only minor inconveniences to residents during the project. Roads will remain accessible under the direction of Meyers Asphalt Services’ work crews. We ask for your attention, patience, and cooperation during the brief period of time required to complete the project.

As the start of this works draws nearer, please expect more specific information and direction.

Should you have any questions, please do not hesitate to contact us.

Thank you!

Fountain on the Pond

Recently, it was brought to our attention that the fountain on the pond was not operating.

Don Helenthal investigated the issue and was able to resolve with a simple fix. Hopefully, this was a minor problem and not a symptom of something more complicated.

Under normal circumstances, the fountain is on a timer and should operate daily, cycling on in the mid-morning and cycling off in the late afternoon but, after further study, suggestions, conversations, and information about the pond, the fountain was set to run 24/7 for the next few weeks.

The additional aeration should help to deter the growth of the algae and improve the health of the pond.

Don Helenthal is also reaching out to the City of Winter Springs for additional assistance with this issue.

To avoid an unnecessary algae bloom, which will occur quite quickly during the warm months ahead, please notify us immediately should you notice that the fountain does not come on.

We will continue to keep you informed and appreciate the emails and communication from residents.

ATTENTION HOMEOWNERS & RESIDENTS

Annual Pressure Washing Begins January 14, 2019

UPDATE January 12, 2019:

On Thursday afternoon, notices were posted on garage doors for the first homes which should prepare for pressure-washing services on Monday, January 14th.

The contractor will begin at 1258, working down the even-numbered side of Royal Oak Drive. The goal is 15-20 homes per day but is contingent on both weather and the varying time to complete each home.

Look for a notice like this on your garage door 24 hours prior to expected service.

2019 Pressure Washing Service
Posted on garage door, 24-hours ahead of scheduled service.

This HOA contracted service includes the pressure cleaning of driveways, sidewalks from the driveway to the front porch, and the front porch.

Should you wish to opt out of this service or, if you prefer to eliminate a specific area, please notify us by email before the scheduled start date of January 14th.

On the day prior to your scheduled cleaning, the company will post notice to your home so that you may prepare your property for the next day.
Cars, plants, or anything on the driveways, side walks, or front porches must be removed by the homeowner or resident. Failure to remove items may result in partial cleaning, around any item or the property, or, if damage is a concern, your property may be skipped entirely. There are no make up days!

Homeowners who desire additional services, above and beyond those being provided by the HOA, may individually contract with the pressure washing company at the homeowner’s expense.

Thank you for your attention and cooperation. We look forward to a fresh, clean look for Fairway Oaks in the coming weeks.
