Upcoming Roadwork

This is a preliminary communication with regard to plans for the milling and resurfacing of the roads on Royal Oak Drive and Oxbow Lane.

The maintenance of our roads and drainage systems are the responsibility of Fairway Oaks’ Homeowner’s Association.

There has been a considerable amount of behind-the-scenes research and preparation that has been done by the Board over the last year. This has included working with the City of Winter Springs to perform repairs to drainage system segments that fall under their area of responsibility.

In recent months, the City has completed repairs to the drainage that runs from Chestnut Ridge to the pond and from the pond, through the catch basin on Royal Oak Drive, down to the creek in the woods.

Treva Erquitt, our Don Asher management company representative, has assisted the Board with sourcing contractors, verifying eligibility and conformity to standards, requesting bids, selection, and contracting.

This level of roadwork is a substantial capital expenditure, one that has not been required since the roads were laid almost 40 years ago. Due to good fiscal management of HOA dues and costs over the last decade, we are able to cover this expenditure without an additional assessment to homeowners.

We have contracted with Meyers Asphalt Services for milling and resurfacing services, along with repair of the catch basin on Royal Oak Drive, which will be built back up, thus reducing the depression that has developed above that basin over recent years.

The process of milling the roads down one inch, followed by one inch asphalt resurfacing, is expected to require 2 to 3 days, subject to adjustment due to weather and other variables.

The equipment, required to perform this work, is currently scheduled to be set within our community, on June 19, 2019.

We expect only minor inconveniences to residents during the project. Roads will remain accessible under the direction of Meyers Asphalt Services’ work crews. We ask for your attention, patience, and cooperation during the brief period of time required to complete the project.

Fountain on the Pond

Recently, it was brought to our attention that the fountain on the pond was not operating.

Don Helenthal investigated the issue and was able to resolve with a simple fix. Hopefully, this was a minor problem and not a symptom of something more complicated.

Under normal circumstances, the fountain is on a timer and should operate daily, cycling on in the mid-morning and cycling off in the late afternoon but, after further study, suggestions, conversations, and information about the pond, the fountain was set to run 24/7 for the next few weeks.

The additional aeration should help to deter the growth of the algae and improve the health of the pond.

Don Helenthal is also reaching out to the City of Winter Springs for additional assistance with this issue.

To avoid an unnecessary algae bloom, which will occur quite quickly during the warm months ahead, please notify us immediately should you notice that the fountain does not come on.
